Happy weekend, Warriors! This week was one for the books - our team was every 👏 where 👏 . From launching a brand-new listing in Surprise to prepping not one but TWO gorgeous homes in Mesa and Chandler (already buzzing with showings!) to giving another home a full refresh for its market REdebut next week, the energy has been unstoppable. 📊 Market Update: Six Weeks of Growth, Luxury Leads & Entry-Level Opportunities

The market isn’t slowing down - it’s gaining strength. For six straight weeks, contract activity has been climbing, jumping 6.4% from this time last year and 20.8% higher than September 2023. Opportunity is alive and well on both sides of the table.

🌟 Where the Growth Is Happening

$1M–$1.5M Range: Leading the pack with a 15.8% increase in activity compared to last year, and 9 weeks of steady upward momentum.
$2M–$10M Range: Slightly behind last year, but ultra-luxury is flexing - 10 homes over $10M are under contract, up 30% from 2024.
$500K–$1M Range: A sweet spot right now, with contracts up 5.4% over last year and nearly 15% higher than 2023.

💡 Entry-Level Buyers, Take Note
Below $500K, things haven’t heated up yet. Contract levels are basically flat with 2024 and 2023—even though prices are lower. That means buyers in this range still have options, especially with new construction competing against resale inventory on the outskirts of town. Translation: if you’re under $500K, now’s the time to get moving before this segment catches fire too.

Sellers: Momentum is on your side. Multiple price ranges are outperforming last year, and luxury markets are showing surprising resilience.
