Between the crazy monsoon winds and those magical post-shower rainbows we’ve been lucky enough to catch in the sky this week, Arizona is definitely reminding us why desert living is never boring. 📊 Market Update: Rain, Rainbows & a Shifting Market
Just like this week’s desert storms, the housing market has been full of shifts and surprises. Sellers are breathing a little easier than they did earlier this year, while buyers are starting to peek back in thanks to friendlier mortgage rates. Here’s what you need to know as we step into September:
🌟 Supply & Demand
There are more homes for sale than this time last year - about 28% more - but fewer than we saw just a month ago. Why? Thousands of sellers have thrown in the towel and pulled their listings, which means the homes that are available have less competition.
Buyers are writing more offers: homes under contract are up 9% compared to last year. That’s a big improvement from just a month ago when we were basically flat.
💡 Mortgage Rates Matter
Rates hovering around 6.5% may not sound dreamy, but they’re giving buyers enough relief to act and most are getting concessions from sellers and locking rates in the FIVES instead of SIXES. Compared to the 7%+ we saw earlier this year - and the 9–10% your parents might have paid - today’s rates are a friendlier window of opportunity.
📈 Prices & Affordability
On average, homes sold for 2.7% less per square foot than last year. Add inflation into the mix, and affordability has actually improved by about 5%.
The median sale price across the Valley is holding steady around the mid-$440s - basically flat compared to last year.
New builds are still pricier, with a median of $535K, while resale homes hover closer to $450K.

Seller-friendly: Fountain Hills, Scottsdale, Avondale, Gilbert, Cave Creek, Surprise, and Peoria are leading the way.
Still buyer-leaning: Maricopa, Tempe, Paradise Valley, and Glendale.
Right now: 6 cities favor sellers, 4 are balanced, and 7 lean toward buyers.
📝 Takeaways for Families
Buyers: You’ve got a window of opportunity - less competition than spring, more options than last year, and slightly lower rates. But if supply starts climbing this fall (as it often does), that window could shrink.
Sellers: Momentum has shifted a bit in your favor. With fewer listings and more motivated buyers, now is a smart time to prep, price right, and hit the market.
