For families, this is an important distinction. More listings doesn’t automatically mean a “buyer free-for-all,” and fewer price jumps doesn’t mean the market is stalled. Homes are still taking time to sell - the median time before a home goes under contract is closer to two months - which means buyers have room to breathe and sellers still need smart pricing and strong marketing - unless inventory is low in the area or buyer demand is getting spicy...then you get multiple offers and listings that move quickly like our last two in Chandler and Tempe.
We’re also seeing a noticeable increase in more affordable options, particularly under $300,000, where prices have softened slightly and demand has picked up.
