The Arizona housing market is moving - but not always in the ways headlines might have you believe. Inventory is rising, buyer activity is selective, and creative negotiation is on full display. From remodeling requests to appraisal challenges, we’re seeing what a normal and fair market can look like when strategy leads the way.
🏡 More Choices, Sharper Negotiations
Listings are up nearly 50% compared to last year, but pending contracts are down - meaning buyers have more to choose from and more leverage, especially in areas where supply is outpacing demand. But it’s not just about lower prices - many buyers are rolling remodeling costs into the purchase price to preserve cash. We're talking requests like new windows, paint, or even HVAC systems being financed through the deal, not concessions. - something that keeps sales prices looking strong while still benefiting both parties.
📉 Pricing Is Holding - But Read Between the Lines
Yes, price per square foot is slightly up - but mostly thanks to an uptick in luxury and high-end home sales. In the mid-range market, buyers are still cautious. Appraisers are starting to flag declining trends, which helps keep inflation in check and encourages more realistic valuations. In other words, this isn’t a balloon or a bust - it’s a fair trade market that rewards smart moves.

Focus on homes that have lingered on the market. Ask about upgrades or creative financing strategies that keep your out-of-pocket costs low. And don’t sleep on new builds - many are still offering 4.99% rate buydowns or closing incentives. We're down to just four cities in a sellers market - Chandler, Avondale, Fountain Hills and Paradise Valley - think higher price point, less availability, and often multiple offers.
