📊 Late June Market Update: The Power Has Shifted
Buyers Gain Ground, Sellers Feel the Pressure, and Strategy Still Reigns Supreme
The Arizona real estate market continues to evolve—and while change is constant, smart decision-making is still the name of the game. The latest numbers tell us one thing loud and clear: it’s a buyer’s market in more places than not. Whether you're buying, selling, or just watching, here's what you need to know.
🏡 The Market is Less Friendly for Sellers
After three weeks of slower declines, this week marked a more negative shift for sellers. The average CMI change dropped to -2.7% (down from -2.5%), reversing the trend toward stabilization. It’s not panic-worthy - one week doesn't make a trend - but it’s a signal that sellers need to adjust expectations.
Out of 17 major cities in Greater Phoenix:
Only one city (Paradise Valley) improved for sellers this month, while 14 saw declines.
Tempe slipped into a buyer’s market, and Chandler lost its seller’s edge, now sitting in balanced territory.
Phoenix, which makes up 25% of the Central Arizona market, posted a -7% shift - significant for its size.
We’re now down to just 3 seller’s markets, 6 balanced, and 8 buyer’s markets.
📉 Opportunity is Ripe for Buyers
We haven’t seen this level of buyer advantage since March 2009. With motivated sellers, new construction incentives, and thousands of active listings, buyers are back in the driver’s seat. Builders are still offering incredible interest rate buydowns (we’re seeing 4.99%!), and resale sellers are making big concessions - from price reductions to appliance upgrades.
➡️ Why Renters Are Waiting to Buy
Rents have been remarkably stable since 2021, hovering at $1.37 per sq. ft. - but when adjusted for inflation, that’s a 15% decline in real cost. Compare that to buying: the median home price has only risen 12.5% since 2021, but with rates doubling, many would-be buyers are choosing to wait. Still, smart buyers are leveraging today’s opportunities - including creative financing and seller-paid incentives - to beat the cost gap.
🏘️ Condo and Townhome Sellers? Buckle Up.
It’s the toughest condo/townhome market since 2011, with listing success rates at just 58%. That’s a big drop from the 70%+ norm we’ve seen for over a decade. The low-end market - condos, townhomes, and manufactured homes - is where sellers are struggling the most. Meanwhile, single-family detached homes are faring better, with a 72% success rate (still trending downward, but more resilient).
🔍 The Bottom Line
The market isn’t crashing - it’s correcting. For sellers, that means partnering with an expert to price right, prep well, and compete with new builds. For buyers, the market hasn’t been this negotiable in over a decade. The right deal is out there - you just need the right team to help you find it. Ready when you are.
