📊 📉 Early July Market Update: If You are Going to Sell, Get Serious - Otherwise, Don’t Bother...Just Sayin'
We’re not here to sugarcoat it - the market is shifting, and sellers who aren’t tuned in are in for a rough ride. It’s not a bad time to list, but it is a bad time to ignore what the numbers (and buyers!) are telling us. If you're thinking about selling and you’re not willing to prep, price competitively, or be patient - you’re setting yourself up for frustration, cancellations, and a lot of strangers walking through your house for no reason.
That said? Homes ARE still selling. It’s just slower, more strategic, and buyers are picky. They’re skipping over anything that feels overpriced or underprepared - and with prices softening, the room for error is shrinking.
📊 Here’s what we’re seeing:
For the second week in a row, the average CMI dropped by -2.7%. Translation: conditions are getting less favorable for sellers and the gap between the number of people shopping and the number of people selling is growing.
Only one city (shoutout to Paradise Valley) improved for sellers this month - but mostly because luxury homes were taken off the market for summer. Hang in there, we're making matches every day in spite of these shifts.
Two seller’s markets remain. The rest? Seven balanced, nine buyer’s markets. Cave Creek and Avondale just downgraded - want to know where you sit this week as compared to last week?
Home prices are on a clear downward trend as we move into Q3 (historically the weakest quarter for price growth). This is not the time for future pricing but there is a strategy that is working for our clients.
💸 Price Points to Know:
Active listing prices: ↓ 2.4%
Under contract prices: ↓ 0.2%
Closed sale prices: ↓ 1.7%
Median sale price: ↓ from $451,000 to $449,500
Even with all that? This is NOT the time to panic. Sellers are still holding the line on value, but the longer homes sit, the more leverage shifts to the buyer.
🛑 So what’s the move?
Sellers: If you're serious - get your home market-ready, listen to your agent, and know it may take longer than you'd like. If you’re not ready to be competitive, don’t waste your summer stressing over no offers. Call us first - we’ll tell you the truth and make a plan that works now.
Buyers: This. Is. Your. Window. Rates have stabilized and so are prices, but the best part - sellers are negotiating like they haven’t in years. Don’t wait for the "bottom" - by the time you realize we've hit it, we’ll already be climbing back up and you'll remember from recent years, how quickly that can happen.
