We’re seeing nearly 50% more homes for sale compared to this time last year, but fewer buyers are putting in offers. Sales are also down, though part of that is due to fewer work days in May. The result? A market with more choices but slower momentum - and that means strategy matters more than ever.

💵 Prices Are Up (But Don’t Be Fooled)

The average price per square foot and median sales price both ticked up slightly last month. But that rise came mostly from an uptick in high-end home sales - not a true bounce across the board. Most buyers are still feeling rate fatigue, and lower- to mid-priced homes are seeing more hesitation and negotiation.

You’ve got more options and more leverage - especially in cities where demand is softening. Builders are still offering rate buydowns (some as low as 4.99%) to move inventory, and motivated sellers are starting to offer concessions.
