Weekend Warrior: 💌 Love in the Community, Leverage in the Market

Wow… I know I say this every week, but truly - what a week.

We wrapped our Valentine’s drive for Senior Helpers by hitting our goal of 1,000 handmade cards for seniors, finishing the final creations at our quarterly business mixer. Watching business owners pause between conversations to write messages of encouragement was one of those moments that reminds us just how special this community is.

From there, we rolled straight into our Gilbert Feeding Families food drive, with open houses across the East Valley serving as donation drop-off sites - including this weekend. We also had an incredible turnout at our Women in Leadership event, which sent us home with cars packed full of canned goods. The generosity has been overwhelming in the best way.

On the real estate side, we closed two more families in Chandler this week and are heading into the weekend negotiating multiple offers, with several stunning luxury listings preparing to hit the market. That means more broker opens, more activity, and yes - a very exciting milestone: our love story on Harmony will be featured on the cover of Chandler Lifestyle Magazine. We can’t wait to share it with you.

📊Market Watch: More Choices, Lower Payments, and a Window of Opportunity

As we move into the busiest home-buying season in Arizona, the market is showing signs of life - but not the kind that creates bidding wars everywhere. Instead, we’re seeing something many families have been waiting for: more options and more breathing room. Inventory is up about 9% compared to this time last year, and contracts in escrow are also up roughly 7%, which means homes are still selling - just not as frantically. 

 At the same time, demand is still about 16% below what’s typical for February, putting much of the Valley into a slight buyer-leaning market overall. For buyers, the biggest story may actually be affordability. Mortgage rates have held steady in the low-6% range, and home prices below $800K are down about 4% from last year. Combined, that means monthly payments on a median-priced home are roughly 14% lower than they were a year ago - a meaningful difference for families trying to make the numbers work. 

The story isn’t the same everywhere, though. Central cities tend to remain modest seller’s markets, while many fast-growing outer areas — places like Buckeye, San Tan Valley, Goodyear, and Surprise - continue to favor buyers due to higher supply.

February has been full of heart - literally and figuratively. We kicked off the month with our Tuesday Playdate at Verde at Cooley Station, and it was everything we hoped for - crafts, giggles, and kids proudly carrying home their Valentine creations. These mornings are quickly becoming one of our favorite rhythms of the year. Friday night we wrapped up another Moonlit Movies on the Green at Verde, complete with free popcorn, candy, blankets, and that perfect East Valley evening energy. There’s just something about watching families spread out on the grass that reminds us why we love doing this. Our February Business Mixer was another highlight - local business owners gathered with intention, and together we finished the final Valentine’s Day cards that helped us hit our goal of 1,000 cards for seniors across the East Valley through Community on Purpose. Mixing, mingling, and meaningful impact all in one room? That’s our kind of night.

And we’re not slowing down.

We’re in the final weeks of our Gilbert Feeding Families food drive - bring canned goods to any of our events, drop them by the office, or grab a box and run your own mini drive. Small acts.
