Some weeks feel like a snapshot of everything we love about this work - homes, milestones, planning ahead, and people stepping into new chapters - and this was definitely one of those weeks.

We launched a beautiful, highly active Airbnb in Scottsdale that checks all the boxes: stunning design, proven income potential, and a location that also makes it a fantastic primary residence, especially with Paradise Valley schools and some of the best dining and entertainment in the Valley just minutes away. At the same time, we have several more buyers officially under contract, including a family making a cross-country move - the kind of journey we never take for granted being trusted to guide.

One of the biggest conversations this week, though, has been refinancing. Many buyers who secured homes in the last few years with interest rates in the 7s and 8s are now seeing opportunities to refinance into the 5s, which can translate into hundreds of dollars in monthly savings. 📊Market Watch: A Little More Stability and a Possible Turning Point

This week’s data suggests the market may be starting to settle into a more balanced rhythm after leaning toward buyers for much of early 2026.

Home prices themselves haven’t moved dramatically - the median sales price is sitting around $447,000, only slightly higher than last month and still below December levels. That tells us most homes are holding value, even as headlines about price swings come and go. The bigger jumps we sometimes see in average price per square foot are being driven largely by luxury homes making up a larger share of recent sales, not because typical homes suddenly got more expensive.

Looking ahead, pricing is expected to remain fairly steady over the next month. Pending listings suggest only minor movement either way, and distress sales remain very low, which is another sign of a fundamentally stable market.

What’s especially interesting is demand. Over the past week, buyer activity has improved, mortgage rates have hovered around the 6% mark (if not a smidge lower!), and - for the first time this year - the number of homes for sale has started to decline. That usually happens sometime between January and May, and the earlier it occurs, the more encouraging it is for sellers.

In fact, there’s a possibility we may have already seen the peak inventory level for 2026. If that holds, buyer competition could gradually increase as we move deeper into spring, slowing or even reversing the buyer-friendly trend we’ve seen so far this year.

For now, though, the Valley remains a mix of micro-markets. Ten cities are still in seller territory, six favor buyers, and a couple sit right in the middle. The takeaway? Conditions are improving for sellers, but buyers still have meaningful opportunity - especially compared to the ultra-competitive years behind us.

Bottom line: homes are selling, prices are stable, rates near 6% are motivating buyers, and the next few weeks will be key in determining whether spring brings balance or renewed competition.
