Will Houses be Cheaper in the New Year?
I had a client recently ask me a deceptively simple question: “Do you think houses will be cheaper in Chandler in a year?” What he was really asking was much bigger than pricing. It was a layered conversation about whether to let a renter extend, whether that would force a sale in the middle of Arizona’s spring market, whether his margins were too thin to keep renting since he hasn’t owned the home long, and whether selling now might actually be the cleanest and least risky option given what we’re seeing in the market.
Optimism Emerges for 2026 Home Sales: What Rising Incomes Mean for Buyers and Sellers
When housing affordability makes the headlines, median household income is often cited but what’s rarely explained is that “household income” isn’t a single, uniform measure. The U.S. Census separates households into two distinct categories: family households, made up of two or more related people living together, and non-family households, which include individuals living alone or with roommates. Non-family income tends to be significantly lower and is more useful when evaluating rental affordability, while family household income is a far more accurate benchmark for homeownership. When we look at affordability through that lens, the picture becomes much clearer.

We already have half a dozen homes coming soon, spanning everything from condos to a $4.5 million estate that is truly going to knock your socks off. Momentum is building beneath the surface, and the early signs are clear - buyers are paying attention, sellers are preparing, and the conversations we encouraged in December are turning into real plans in January.

📊 Market Watch: The Year Starts Green - and Moving
The market is kicking off the year exactly how we hoped it would. Across Greater Phoenix, we’re starting January with a lot of green - and in the Cromford® Market Index (CMI), green means markets are getting stronger. Momentum is building earlier than usual, activity is picking up, and the first days of the year are already signaling movement beneath the surface.
The Cromford® Market Index closed out December on a strong note, and that strength has carried straight into January. Over the last month, CMI increased in 17 of 18 cities, with 12 cities posting gains of more than 10%. Supply declined more than is typical for this time of year, while demand has begun to regain traction. Demand remains below long-term norms - but the direction, especially this early in January, matters.
And timing matters too.
It’s January 2.
Cue new listings.
Cue more active buyers.
Cue movement.
Where the Strength Is Showing Up
The strongest month-over-month gains continue to belong to Gilbert and Peoria, with Queen Creek, Tempe, Glendale, Goodyear, and Phoenix close behind. Phoenix which represents roughly 25% of total Valley activity rose meaningfully, adding weight to the overall trend and reinforcing that this momentum isn’t isolated. Paradise Valley saw a modest pullback after an exceptionally strong two-year run, but remains firmly in seller-market territory and very healthy by any measure. Overall, the average CMI change over the last month sits at +9.7%, and we now have 10 cities in seller’s markets, 2 balanced, and 6 still favoring buyers - a noticeably tighter configuration than we saw just weeks ago.
What This Means Right Now
This isn’t a market that rewards rushing or waiting passively. It rewards preparation. For sellers, early-year momentum often translates into stronger showing activity, improved confidence, and less reliance on concessions in markets already soaring above 100. Homes that are priced and prepared correctly are beginning to see quicker and more decisive buyer response.
For buyers, opportunity absolutely still exists - inventory is available and negotiating room remains in many areas but leverage is starting to compress as more buyers quietly re-enter the market. In stronger cities, we expect concessions to become less common as spring approaches.
That’s why January matters so much. The buyers and sellers who benefit most from this phase of the market are the ones who schedule early even if their move isn’t planned until summer or fall. Understanding numbers, timing, and options before competition heats up creates flexibility later.
